Common Roof Problems

Common Roof Problems

EXPOSED FASTENERS

Exposed fasteners do not allow for metal’s expansion and contractions causing the fasteners to back out, loosen, or rust.

LAP JOINT LEAKS

Seams where two pieces of metal roofing over lap each other can leak because water can travel between two tightly joined pieces of metal.

INTERNAL DRAINS & GUTTERS

Internal drains and gutters are almost always problematic and are common in situations where metal buildings have been added on to over the years.

POOR ROOF GEOMETRY

Poor roof design cannot be fixed long-term by sealing and repair work. A retrofit system that modifies the directional slope of the roof is sometimes the only solution for poor roof geometry.

AGED ROOF

Poor roof design cannot be fixed long-term by sealing and repair work. A retrofit system that modifies the directional slope of the roof is sometimes the only solution for poor roof geometry.

PONDING WATER

Ponding water is defined as water that will not drain or dissipate from the roof surface within 48 hours after precipitation.

BLISTERS

Blisters are caused from wet primer or glue when installed, overheating the patch materials, incompatibility of the materials, or poor installation and cleaning of the membrane.

PUNCTURES

Holes and punctures can occur in the roof membrane when there is debris on the roof. These types of roof defects can be repaired by patching the existing punctures with new membrane.
